*Communication: We’ve found very few aspects of our client relationships more important than communication. Our promise is to communicate frequently and to keep you informed. In addition, we promise to return all phone calls and emails in a timely fashion. 
 
*Pre-approval/mortgage services: We assist you with the pre-approval process to help ensure a smooth financing process. This is very important in the volatile lending environment we are currently in. 
 
*Area/market knowledge: As a resident of the greater Puget Sound area my entire life, I have a unique perspective and an extensive knowledge of the area. My goal is to utilize my experience to provide you with the highest level of service. 
 
*Finding the right home: We create an MLS search that encompasses all listings from all companies. We closely monitor your search to ensure that no listings slip through the cracks. If a new listing comes on the market that fits your criteria, we want you to be the first to know about it. 
 
*Researching the comparable sales: Prior to submitting an offer, we want to make sure you are going to offer a fair price. Because of this, we will perform extensive research on the comparable sales in order to determine a fair offering price. 
 
*Negotiating the offer: Every year the purchase and sale agreement contracts get longer and more complicated. We have the experience to help you navigate the purchase and sale forms, aggressively negotiate a fair purchase price for you, and help you avoid potentially costly legal and financial pitfalls. By aligning ourselves with John L. Scott, one of the leading companies in the region, we have access to the finest education available on these forms. We’ll give you expert guidance through this complicated process. 
 
*Monitoring timelines: There are numerous timelines in the purchase and sale contract that must be followed, including earnest money deposit timelines, inspection timelines, financing timelines, title timelines, etc. We monitor these timelines closely for our clients, which takes a lot of stress out of the process. 
 
*Negotiating the inspection: Negotiating the inspection results with the seller and listing agent can be a very intricate process, requiring a lot of skill and experience. We will negotiate the best possible outcome for you during the inspection process.
 
*Completing financing: The mortgage broker and myself will work closely to ensure a smooth financing process. There are many aspects to completing your loan, including the appraisal, loan commitment letters to the seller, etc. We take care of this for you. 
 
*Clearing title: Occasionally issues come up with the seller’s title, which can jeopardize the transaction. If these come up, we will work with the listing agent and seller to correct these issues before closing. 
 
*Escrow: We will work closely with escrow to ensure a smooth escrow process.
 
*Signing appointment at escrow: We will accompany you to your signing appointment at escrow to ensure you have the representation you need at closing. We also review closing documents such as the HUD-1 final settlement statement for accuracy. 
 
*Closing: We will make sure we have a smooth closing and get you the keys as soon as possible so you can take possession!
 
*Service after closing: Our service does not stop after your purchase closes. We will continue to be of service to you via annual market analyses, HUD-1 closing statements for tax purposes, newsletters, coupons, etc.
